Renting a property or renting a room in a property should not be difficult. To help make the tenant experience as straightforward as possible for you, we have outlined the key stages.
Finding a Property and Property Viewing:
You can visit our website and choose the properties which catch your eye. Alternatively, call or email our friendly team, so we can get to know you as a potential tenant and understand your requirements such as rental budget, move-in date, property size and type, etc.
Once you have found a property you would like to view, we can arrange this for you. Viewing times are flexible to accommodate the landlord and tenant busy lifestyles. You can ask any further questions about the property during the viewing.
Application and Reference Checks
If the property is suitable for you, don’t delay your tenant application, as it could get secured for let by someone else on the same day! Simply fill out the tenant application form online or the paper copy that your letting agent will provide at the time of viewing.
We fully check the prospective tenant. We will require references from your current landlord and employer, credit checks, and your identification (e.g. passport). In some circumstances, you may be asked to provide a guarantor.
Bond and Deposit
You will be required to pay a minimum Bond of 4 weeks rent plus a deposit of 1 weeks rent. Once this has been paid, we will take the property off the market whilst your reference checks are completed. The Bond is receipted by us and paid to Tenancy Services. A confirmation letter is sent to the tenant, and the Bond Lodgment Form is sent to Tenancy Services.
For each property that we let, we provide a full inventory which will be read through by the tenant on the day you move into the property. On your move-in day, one of our agents will meet you at the property with the keys and take the meter readings, which will be added to the final checklist for you to sign.
You must submit maintenance requests in writing via our online maintenance request form. We only accept emergency repairs over the phone or via text.
Property Management Auckland – Residential Tenancies
Under the Residential Tenancies Act 1986, both the landlord and the tenant have responsibilities while you are living in the property.
As the tenant, you are expected to:
- pay the rent on time
- keep the property reasonably clean and tidy
- let the landlord know about any damage or repairs straight away
- pay for their outgoings, e.g., electricity, water, gas and internet
- leave the property clean, tidy, and clear of rubbish and possessions
- leave all keys with the landlord when they move out
- leave all items that were supplied with the tenancy.
As a tenant, you must not:
- stop paying rent if the landlord hasn’t done repairs
- damage the premises
- disturb the neighbours or the landlord’s other tenants
- make any alterations to the property without the landlord’s written consent
- use the property for any unlawful purpose
- have more than the maximum number of occupants listed in the tenancy agreement.
The start and end dates of your tenancy can be found on your tenancy agreement. Most of the tenancy agreements at Shoreline Property Management are fixed-term tenancies.
